Start with the water path and the exact access

A view, neighborhood name or distance from the beach does not determine risk by itself. Ask for the current municipal risk information available for the address, identify nearby arroyos and low points, and inspect how water moves across streets, slopes, parking and the property itself.

Visit after rainfall when it is safe to do so. Look for sediment lines, ponding, erosion, patched retaining work, blocked drains and a route that could become difficult even when the residence remains dry.

Inspect the envelope as a system

Have a qualified inspector or engineer review roof waterproofing, flashing, doors, windows, terrace slopes, drains, sealants, exterior coatings and retaining structures. A recently painted surface is not evidence that water entry or movement has been resolved.

Request maintenance history, warranties, prior reports and records of material repairs. For condominiums, separate what belongs to the unit from what belongs to the common building or HOA.

Verify continuity beyond the power outlet

Confirm water source, cistern capacity, pumps, backup power, internet alternatives, drainage maintenance and the procedure for securing outdoor furniture. Ask how long essential systems can operate and who is responsible for each action.

In a managed community, request the written emergency and maintenance plan: inspections before the season, communications, access control, common-area preparation, post-event assessment and reserve funding.

Read insurance before treating it as protection

Obtain a written quote for the exact residence and review covered causes, wind or flood treatment, deductibles, exclusions, insured value, contents, temporary accommodation and claims requirements. HOA coverage may protect common property without fully covering an individual residence or its contents.

Turn every unresolved answer into a diligence item, budget allowance or contract condition. The objective is not to eliminate coastal exposure; it is to understand it well enough to compare two homes honestly.

What is worth clarifying before you decide.

Does an ocean view mean a home has higher storm risk?

Not by itself. Elevation, drainage, wind exposure, construction, maintenance and access must be reviewed for the exact address.

What is the most useful time to inspect a home?

A dry-season inspection remains important, but a safe visit after rain can reveal drainage, access and water-management evidence that is otherwise easy to miss.

What should I request from an HOA?

Request current budgets, reserves, insurance summary, maintenance and emergency plans, recent meeting minutes and records of major repairs or claims.
